The East Sac Craftsman Mid Mod Farmhouse

This full interior and exterior renovation, addition, and partial furnishings project is located in a highly sought-after East Sacramento neighborhood. The project brought together Ted Smith Designs, IMC Built, and Molly Erin Designs as a collaborative team. Their work was recognized with a 2025 NARI Remodeler of the Year Award in the Entire Home category ($750K–$1M).

The original 1925 home presented a unique challenge: seamlessly blending a 1,001 sq ft addition with the existing 920 sq ft structure—inside and out—so it never felt like an add-on. Thoughtful space planning was a top priority for this growing family of four, balancing improved function with the home’s East Sacramento character and a touch of personality.

We reimagined the home with a fresh, layered approach to color, materials, and livability. The renovation includes a private primary suite, a fully redesigned kitchen with custom cabinetry and a butler’s pantry, and a vaulted great room that opens to the backyard, creating a more expansive feel. Additional updates include a dedicated laundry room, a loft converted into a private office with flexible play/guest space, an updated dining room, and a new front entry/mudroom.

Blending Craftsman, modern farmhouse, and mid-century modern influences was a design challenge in itself—balancing both partners’ styles into one cohesive vision. We listened. Found out what each partner liked about these styles and got creative! Thoughtful finishes, custom millwork, and architectural details create a seamless flow while giving each space its own identity.

The result layers warm wood tones, highly functional custom cabinetry, original tile patterns, wallpaper, stained glass, and bold color moments with quality lighting and hardware—creating a home that feels deeply personal.
